Bonnersfield Lane, Harrow
Currently occupied by a car showroom, storage and vehicle repairs garage with residential accommodation above, Bonnersfield Lane is located on a residential road off Harrow Town Centre and covers 0.13ha. The site is in dire need of redevelopment due to the dilapidated state of the buildings and the need for more residential units in Harrow.
In February 2020, we submitted a Planning Application to the Local Authority with a proposal to provide a new mixed-use residential and commercial scheme which would encompass:
- A five-storey building with 22 apartments including a mix of studio, one and two bedrooms
- Two flexible commercial units
- Six three-storey mews houses
- Children’s play space
- Enhanced landscaping
Redevelopment of the site will provide many benefits to the local area and improve the surroundings through the use of sustainability enhancements such as the installation of Photovoltaic Panels, extensive hard and soft landscaping as well as a communal amenity area and children’s play space. We have also proposed the use of energy efficient heating and cooling to create a carbon positive development, promoting sustainable methods of transport by making this a car free development and creating a secure cycle storage space for 52 cycles.
Planning was unanimously approved by the Harrow Planning Committee in November 2020. We have subsequently been working alongside the Council to draft a Section 106 agreement for the site. This agreement, which secures planning obligations and financial commitments to the Local Authority, will be signed in June 2021. Completion of the project is estimated to be mid-2023.
