EDF SITE

South Harrow

We purchased this 0.15 acre of surplus land from EDF in a dilapidated area which was in dire need of regeneration. Our aspiration was to create a desirable development of 12 apartments which would enhance the area and utilise the land to its best possible advantage. Our consent for 12 apartments was granted by Harrow Council and was then subsequently sold, with planning permission to a small, local house builder.

For this project, the Client sought our planning experience to bring to life their aspiration to develop in the back garden of a very prominent large house There was potential for building a development of 13 flats in the spacious grounds of this house. The planning was initially refused, and then subsequently, an amended scheme of 2 detached houses was granted in 2012. This positive decision then enabled the Client to sell the main house, with planning permission to another interested party.

Harrow

This piece of land is located in a popular area of Harrow, overlooking a much loved park and close to Harrow on the Hill tube station and Harrow shopping centre. A prime site with easy access to all areas within the Borough of Harrow and only 35 minutes by tube to Central London.

We designed a development, very much in keeping with the local area and sympathetic to the changing needs of the borough. It was modern and yet in many ways traditional too for which planning consent was granted to build 32 residential units with onsite parking.

There was an element of affordable housing on this development and we were able to bring together a local Registered Social Landlord to commit to purchasing the percentage of affordable and a local developer to take the project forward. The project was sold with planning permission and with the Registered Social Landlord agreement in place. This project has now been completed and all the flats have been successfully sold.

Pinner

Situated in the heart of a very desirable area in Pinner, this former garage site was ideally suited to the development of residential with the absolute certainty of it being sold on receipt of planning. Our well designed scheme only required one parking space which was designated as a disabled space. The site’s location did not warrant on- site parking. The Local Authority was keen to see the area improved, and were more than happy with the proposed designs for the site.

Planning was granted for the construction of 34 residential units and was then sold with the benefit of full planning and full architectural drawings to a local developer who hopes to deliver this project during 2013.
